PMI Leads Quality Control Review for Allure WaikikiPMI was recently retained by our Chicago based client, Fifield Companies, to facilitate a complete quality control review of the design and construction documents for their new 292 unit Allure Condominium, to be built in the Waikiki area of Honolulu, Hawaii. This Q/C review was conducted with the entire OAC team over two days of intense study of the construction documents, prior to final completion and issuance of C/D's to the General Contractor for construction and guaranteed maximum price (GMP) contract negotiations. The review process is structured through the use of detailed checklists, large scale drawing overlays and composits of the site plan and all levels and areas of the building to determine interdisciplinary conflicts between systems, missing or erroneous items, design oversights, spatial interferences and other conflicts, that might otherwise give rise to requests for information (RFI's), change orders (CO's) and headaches during construction that might add potential risk for the developer. Once identified, each item is circled in the drawings, numbered and then logged with the responsible party(s) included for follow-up and resolution. The team also identifed a few informal value engineering items to be considered which resulted in added savings to the client. Another added side-effect of this focussed effort and partnering of the entire OAC team in this process was the increased commitment to quality, enhanced communication and mutual problem solving environment, that will extend into the construction of this luxury project. This will ultimately anure to the benefit of all involved, helping to produce a better quality project, control the budget, and leave fewer items to be resolved and therefore less time and money spent by the entire team during construction. PMI has previously worked with Fifield Company on their Ocean Marine Yacht Club Condominium, located in Hallandale Beach, Florida and appreciates their continued confidence in our ability to assist them in the development and construction of their projects, wherever they may be. |

PMI named as owner's rep for St. George HiltonPMI has been retained as the owner's representatives for the St. George Hilton in Coral Gables, Florida. This will include PMI managing the design and construction team, providing schedule and budget monitoring, FF&E installation and management, building commissioning, and handover to hotel operations and personnel. We are very happy to be working with the people at City Centre LLC to take this project from design to completion. The St. George Hilton is a 200 unit hotel and residence combined with a 4 story parking garage located in the central business district of Coral Gables, just a few miles from downtown Miami. The hotel/condo portion of the project will be over 215,000 square feet, while the parking garage will hold 304 spaces. The project will also have a 5th floor pool area, cabanas, and a restaurant. |
